James Peterson
Broker Associate with The Peterson Team at Keller Williams Realty, working across the Sacramento region, El Dorado Hills, and the foothills.
I was licensed in January 2004 and got my broker's license in 2007. I've closed 150 sales since, ranging from first condos to multi-unit properties.
My own start looked a lot like what this site teaches. In my twenties I bought properties I could live in and fix up myself, including a triplex where I lived in one unit and rented the other two. It wasn't free, and there were problems I didn't see coming. But it put my housing cost below what I'd have paid to rent, and it's how I learned to be a landlord.
I've also originated loans. When I co-host classes with a lender, I can go line by line on the financing instead of handing your questions off.
HouseHackSac is free education. If it helps you decide house hacking isn't for you, that's a good outcome too.

How I get paid
The guides and classes are free. If you buy with me, I'm paid a commission at closing, and your lender is paid through the loan. Nothing on this site obligates you to anything.
The free live class: your first home as your first rental
About an hour on Zoom, with a local loan officer answering the qualifying questions live.
- How to qualify for a 2–4 unit home with 3.5% or 5% down, and how lenders count rent from the other units
- My own triplex: what I paid, what the units rented for, what went wrong, and what I'd do differently
- Renovation loans that roll the repair budget into the mortgage, and a beginner's version of BRRRR
- Who this is wrong for, stated plainly
